If you earn rental income above the qualifying threshold, whether from a single inherited flat, a former holiday let, or a larger portfolio, Making Tax Digital applies to you, regardless of whether you think of yourself as a “landlord.” The rules are based on income, not on how you identify.
Who counts as a “property owner” under MTD (even if you don’t feel like a landlord)
- Accidental landlords, people renting out an inherited property, or a former home after relocating
- Owners of what used to be furnished holiday lets, the FHL tax regime was abolished from April 2025, so this income is now taxed under standard property rules (see HMRC’s furnished holiday lettings helpsheet for the transition)
- Co-owners of jointly owned property
- Overseas owners with UK-based rental income
The income threshold that actually matters
What determines whether MTD applies isn’t your job title, it’s your total qualifying income from property (and self-employment, if you have both). HMRC is phasing in the requirement by income band: over £50,000 from April 2026, over £30,000 from April 2027, and over £20,000 from April 2028. What you need to do differently from traditional Self Assessment
Instead of one annual Self Assessment tax return, you’ll need to keep digital records and submit quarterly updates throughout the year, followed by a year-end declaration.
