Most landlords and sole traders miss hundreds of pounds in reliefs every year — not because they're hidden, but because nobody flags them. ZenTax flags every single one in time to claim.
Property Allowance

Marriage Allowance
+£252Transfer 10% of personal allowance to your spouse if they earn under the threshold. Backdate up to 4 tax years.
Mileage at 45p/mile
+£200-£900Every mile to a rental property or freelance client is deductible. Most landlords forget to log them.

MTD questions, answered.
From 6 April 2026, MTD for Income Tax applies to sole traders and landlords with qualifying income over £50,000. From April 2027 the threshold drops to £30,000, and from April 2028 to £20,000. Qualifying income is total gross income from self-employment and property before expenses. PAYE, dividends, and savings interest do not count toward the threshold.
Five HMRC deadlines per tax year. Quarterly updates are due by 7 August (Q1), 7 November (Q2), 7 February (Q3), and 7 May (Q4). Your final declaration — which finalises the year and includes any non-MTD income — is due 31 January. Miss one and HMRC's points-based system kicks in. Four points triggers a £200 fine.
Under MTD you submit two sets of quarterly updates — one for property income, one for self-employment — even though they're on the same Self Assessment. CleanBooksAI handles both in one account, keeping them separated automatically and submitting them correctly to HMRC.
Yes. Each property is tracked separately with its own income, expenses, and profit calculations — but managed from one dashboard. See which properties make money and which don't at a glance. All properties roll up into your single MTD property submission as HMRC requires.
CleanBooksAI lets you record your share of income and expenses for jointly-owned property (typically 50/50 for spouses, but configurable for any split). Each owner files separately based on their share. We handle the Form 17 election scenarios as well.
Under Section 24, mortgage interest on residential let property is restricted to a 20% basic-rate tax credit — you can no longer deduct it as an expense. CleanBooksAI applies this automatically. Commercial property and furnished holiday lets are exempt from Section 24 and treated correctly.
Yes. Mileage tracking at HMRC's approved rate (45p/mile up to 10,000 miles, then 25p) and simplified home-office expenses are both built in. Keeva applies the right rate automatically based on whether the trip relates to property or self-employment.
HMRC operates a points-based system for late MTD submissions. Each late quarterly update earns one point. Four points triggers an automatic £200 fine. Points expire after 24 months of compliance. CleanBooksAI shows your live penalty score on your dashboard so you always know where you stand.
Yes. Every account includes one accountant seat at no extra cost. Your accountant logs in with their own credentials, reviews and files quarterly updates on your behalf, and accesses your full HMRC history from their own dashboard.
Yes. After your fourth quarterly update, CleanBooksAI guides you through your final declaration — including dividends, savings interest, capital gains, and any other non-MTD income — and submits it directly to HMRC by 31 January.
Three plans. Founders' Edge (£29/month — price-locked for life if you join early), Professional Co-Pilot (£49/month), and Premium CFO (£149/month). All plans include a 14-day free trial with no card required. Save 20% on annual billing.
